Tenants Find & Rent Collection: 13.2% of rent (inc VAT)

Includes:

  • Source tenants and reference tenants
  • Collect and remit the rent received
  • Carry out Right to Rent checks
  • Deduct commission and other invoices
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction
Fully Managed: 19.2% of rent (inc VAT)

Includes:

Additional Fees and Charges (irrespective of level of service)
Additional Property Visits
  • Attend the property for specific requests such as neighbour disputes
  • Carry out additional inspections of the property including the provision of a written report with any recommendations.
£120 (inc VAT)
Additional Works
  • Carry out services which are not included within our Management Service, including matters relating to dispute resolution with tenants, protracted deposit disputes, insurance claims and loss adjusters, supervision of repair work and any other work not anticipated by our Terms of Business.

Court Attendance
  • Attend court including travel and preparation, regardless of the expenses awarded by the court for our attendance.
£400 per day or part of a day (inc VAT)
Deposit Registration Fee (landlord's share)
  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme and provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy charged for each Tenancy or per annum (whichever is shorter).

Handover & Snagging Service
  • Meet with a developer of a brand new property to check for any issues
  • Independent third party specialists used.

HMRC Accounting for Non-Resident Landlords
  • For non-resident landlords without approval

Inventory Fee (landlords share)
  • Attending the property and prepare a Schedule of Condition based on the original inventory
  • Independent third party specialists used.
from £100 to £500 (inc VAT) - depends on the size of the property
Keys
  • Arrange for keys to be cut.

Landlord Licence Application Service
  • Some London local authorities require landlords to license their rental properties; as part of our management service we are able to apply for the licence for you.
£120 (inc VAT)
Licence Agreement Fee for a garage
  • Prepare the Licence for a garage and arrange for signing by all parties.
£75 (inc VAT)
Licence Agreement Fee for a parking space
  • Prepare the Licence for a garage and arrange for signing by all parties.

Licence to Sublet
  • Submit an application form for Licence to Sublet with relevant required documentation and the Freeholders fee, whether or not successful.

Management Functions for Non-Managed
  • Carry out services which are included within our management service where you have only taken our Tenants Find & Rent Collection service.
  • Serve a Section 21 Notice for landlords who do not take up our Management Service.

Meeting Contractors at the Property
  • Meet a contractor at the property, where specifically required. Charge includes waiting, travelling and attendance time.

Renewal Documentation Fee (landlord's share)
  • Prepare the letter of extension document and arrange for signing by all parties.
£125 (inc VAT)
Renewal Fee
  • Review rent in accordance with current prevailing market conditions
  • Negotiate new rent between the parties.

Selective Licence
  • Applying to a local Council for a selective licence
