Accounts
Our dedicated accounts department is fully computerised
and our multi-lingual staff well qualified. If so instructed,
we collect and account for rent as directed. In addition,
we can direct you with your UK tax position in accordance
with the Inland Revenue's schemes applying to both UK
resident Landlords and non-resident Landlords. For more

If a Landlord has a property to let, we will provide an up-to-the-minute
rental.
In today's specialised market, corporate tenants enjoy generous
budgets but in return expect high quality. Kitchens and bathrooms
- sensitive areas - must be functional, stylish and of good
quality. Décor should be in neutral/pastel tones. Wood floors
are much in fashion. Furnishing (if appropriate) should be
smart and comfortable.
We know what tenants seek and can advise on all aspects from
re-decoration or change of furniture, to full refurbishment
and engage contractors to execute the works on your behalf.

* Trouble-free management
A dedicated team have been trained to deal with every aspect
of property maintenance from a leaking tap to replacement
central heating boiler. They are fully conversant with legal
requirements relating to the installation and maintenance
of electrical and gas appliances (including the annual certification
for central heating boilers) together with legislation governing
furnishings. In addition, periodic inspections are carried
out and if necessary a report made.

to help a corporate employee find a suitable home as effectively
and economically as possible - a home that the employee
and his or her family during their time in London.

- To constantly update all parties on all developments
throughout the transaction.
- To be available and helpful throughout the whole

To this end we offer a free-of-charge corporate service through
our network of branches.

Finding
a suitable home is a top priority for anyone moving to a new
country. Moving from one home to another can be exciting, but
can also be time consuming and challenging and filled with hurdles,
which we will help you to overcome. We are happy to provide
advance information about the housing market so that expectations
are set at a realistic level and provide local area information
to assist in identifying suitable locations.
A member of our team will contact you to discuss your hopes,
expectations and allay any misgivings you have at the same time
identifying your needs: such as type of property, rental level,
area, number of bedrooms, bathrooms etc. 
One of our experienced team will be delegated to look after
each employee and provide one-to-one personal assistance prior
and throughout negotiations. Foreign language specialists are
available.
We will search through our considerable register and in addition
the portfolios of other real estate agents and managing agents
so that we may offer virtually all suitable properties and
establish a shortlist to satisfy your budget and specification.
(Incidentally, there is no multi-listing of properties in
the UK, so our research literally embrace up to 150 local
lettings agents for each move.)
 
Having selected a shortlist from a choice of hundreds of properties,
we will prepare an individual tour of inspection. Unlike relocation
agents, there is no limit to the time made available to you.
Once
you have selected a property, we will negotiate terms and
thereafter prepare a contract. Your company might have their
own lease which the employee must use, if not we will prepare
our standard agreement. On or before signing the agreement
a statement will be issued embracing the rent agreed and dilapidation
deposit.
Prior to moving in, we will assist in transferring utilities
into your name.
We would normally arrange an inventory check-in which you
should attend to ensure that fixtures and fittings together
with décor are as recorded in this document.
Should your shipment not have arrived, we can assist by equipping
your home with rental furniture.
During the period of search, should you need temporary accommodation,
we can offer a full range of furnished apartments, available
to rent for as little as one week at a time, which are more
economic and convenient than a hotel alternative.
